Selling your home can seem like an overwhelming task. Which real estate agency should you use? What price should you set? Should you do any fix-ups before you put it on the market? These are all questions you may be asking yourself. Here at C&G Realty, Inc. we realize that every property is different and there is never a hard and fast rule on how to best market and sell a property, but we do offer several steps to every seller that can ensure the most money for your property and the best experience with your agent. Step 1: The first step in selling your home is to contact several real estate agencies. Let’s face it; not all real estate agencies are made equal, nor is the cheapest commission rate always the best. By meeting with several agents you can go through an interview process and see which best fits your personality and needs for the commission you will be paying them. During this “interview” process ask questions about how they would advise staging your home or if they would recommend changing anything on the property to make it more marketable. This will help ensure you not only have the right real estate agent, but also help you to gain several perspectives of what buyers are looking for in a home and what you can expect from the current market. Step 2: While we all want the most for our property, the highest selling price shouldn’t always be the best deciding factor. We have all seen homes sit on the market far too long only to sell for much less than the original asking price many months later. The reason for this is simple. The property didn’t match the markets expectation. Once the agents have had a chance to view the property, they should be able to show you recent comparable property sales. This will help you and your agent to set the price of the property correctly. Step 3: Once you have chosen a real estate agent, make sure they are marketing your property correctly, and keeping you up-to-date on the progress of your property. If you need to continually call your agent to find any new information out, rather then your agent calling you, then how hard are they actually working to sell your property? Step 4: Once you have a contracted buyer make sure your agent keeps you up-to-date with any information that relates to inspections, available financing for the buyers, or other items that may affect the transaction. By staying in close contact with your agent during this final stage you can be better prepared for any setbacks that may occur.
